    Reds10 Group Launches Reds10 Developments

Reds10 Group has today announced the launch of Reds10 Developments, the Group’s residential development business, which will unlock land and deliver high quality, affordable homes through industrialised construction. Every scheme the business delivers will be shaped around the people it affects, with social value built in as a cornerstone of each project from day one.

Reds10 Developments is already on site with Raven Housing Trust in Merstham, Surrey, and is at an advanced stage in establishing a series of long-term strategic partnerships with councils, housing associations, charities and like-minded developers, with a number of sites already identified.

Reds10 Developments will be run by Richard Fox, who has been appointed Managing Director, and Damon Brown, who has been appointed Director. Richard and Damon bring almost 50 years of combined experience across development, funding, construction and modular delivery, and together they will lead the business, its partnerships, and its growing pipeline of opportunities

Richard, who also leads business development for the Reds10 Group across the residential and healthcare sectors, brings experience from both the contracting and development sides of the industry, while Damon has held senior roles at organisations including L&G Capital, Essential Living and BAM Construct UK.

Richard Fox, Managing Director of Reds10 Developments, said: “The housing crisis demands a different approach. Reds10 Developments combines development expertise with industrialised construction to unlock sites, reduce risk and deliver high quality, affordable homes more efficiently. By bringing development, funding and manufacturing together within one Group, we can give partners greater confidence on cost, programme and delivery, while ensuring every scheme creates lasting value for the communities it serves. Working alongside councils, housing associations, charities and developers who share our sense of purpose, we are combining local knowledge with our delivery capability to bring overlooked sites forward. Every scheme is designed around the people it will serve, with social value built in from the outset through local jobs, skills, training and lasting community benefit.”

Reds10 Developments has started on site in Merstham, Surrey, delivering a100% affordable project for Raven Housing Trust following planning approval from Reigate and Banstead Borough Council. Located on a constrained brownfield site, the scheme provides a mix of two- and three-bedroom family homes. Built to EPC A and Operational Net Zero standards, every home will include solar PV, air source heat pumps, dedicated battery storage and EV charging. The homes will be manufactured at Reds10’s East Yorkshire facility and delivered on a turnkey basis, from factory to handover.

Mark Marsh, Senior Development Manager at Raven Housing Trust, said: “Reds10 Developments has been an outstanding partner on our Merstham scheme. Their turnkey, high-PMV modular approach has given us confidence in cost certainty, programme delivery, and quality throughout the project, while their team has been responsive, proactive, and collaborative at every stage. Their approach to a challenging and constrained brownfield site, together with their effective management of complex risk factors, provided us with reassurance in their ability to deliver successfully. We look forward to seeing the homes come off the production line and to building a strong, long-term working partnership with Reds10.”

A Group going from strength to strength

The launch marks the next stage in the growth of the Reds10 Group. Reds10’s vertically integrated model brings design, funding, manufacturing, construction, fit out and operation together within one Group, drawing on 13 specialist Group companies, from steel fabrication to furniture, fixtures and equipment, and its own manufacturing facility in East Yorkshire. Having built a strong track record of deploying Modern Methods of Construction (MMC) to deliver for the public sector across defence, education, justice and health, the Group has set out an ambitious plan to grow revenue to £500m, with the residential sector a key part of that growth.

With Reds10 Developments in place, the Group can now take a scheme from land and planning through funding, manufacture and completion. Partners gain a single, accountable team whose interests are aligned with theirs from the very start, bringing greater certainty on cost, programme and quality.

Reds10 Developments will focus on affordable and social homes, with an initial emphasis on apartments delivered through a common, factory-built platform. By standardising design and aggregating demand across partners, Reds10 Developments will use industrialised construction at scale to reduce build costs, increase productivity and make schemes viable on sites that have long been stalled or overlooked.

Paul Ruddick, CEO of Reds10 Group, said: “Reds10 has grown by doing things differently, and Reds10 Developments is the natural next step for the Group. Our vertically integrated model means we can take responsibility for a scheme from the land right through to the finished home, giving our partners real confidence on cost, programme and quality. In Richard and Damon we have an outstanding leadership team who understand both development and industrialised construction, and I am confident they will build a business that creates lasting value for partners, communities and the people who will live in these homes.”

    Partnerships to unlock potential

Reds10 Developments is building a series of long-term strategic partnerships with councils, housing associations, charities and like-minded developers. By combining partners’ land, local knowledge and ambition with Reds10’s development, funding and delivery capability, these partnerships are designed to unlock sites, share risk and reward, and deliver homes at a pace and cost that traditional approaches struggle to match.

The business is at an advanced stage in agreeing several of these partnerships and has a number of exciting opportunities in its pipeline, with further updates expected in the coming months.

Damon Brown, Director of Reds10 Developments, said: “Starting on site in Merstham shows what our model can achieve on a challenging brownfield site. Bringing development and manufacturing together gives our partners confidence from the outset, and the long-term partnerships we are putting in place now will allow us to deliver that same certainty at a far greater scale. We have a strong pipeline that suits institutional investment and look forward to sharing more updates very soon.”

  • Construction Progresses at Merstham Affordable Homes Development

Work is progressing well at the Merstham Affordable Homes development in Redhill, Surrey, with significant milestones already achieved following planning approval and contract signing earlier this year.

The redevelopment of the former Merstham Library site is now firmly underway, marking an important step in transforming the brownfield location into a modern, sustainable residential community. Demolition of the existing buildings has been successfully completed, and groundworks are now being carried out on site in preparation for the arrival of the modules early next year.

While enabling works continue on site, manufacturing of the project’s 22 volumetric modules is being carried out at Reds10’s offsite manufacturing facility. Using an industrialised modular construction approach, the homes are being built in a controlled factory environment before being transported to site for installation. This parallel programme of on-site construction and offsite manufacturing significantly reduces programme time, improves quality control and minimises disruption to neighbouring residents.

Once complete, the development will provide 11 affordable family homes for Raven Housing Trust, delivering much-needed housing on a previously underutilised site. The scheme comprises four two-bedroom homes and seven three-bedroom homes across three residential blocks, all designed for shared ownership.

Sustainability is at the heart of the project, with every home targeting EPC A and Operational Net Zero performance. Features including air source heat pumps, roof-mounted solar PV panels, battery storage and EV charging points will help reduce energy consumption and lower running costs for residents. All homes will also meet Nationally Described Space Standards (NDSS) and M4(2) accessibility requirements.

Delivered by Reds10 Developments and constructed by Reds10 through its vertically integrated model, the project demonstrates how industrialised modular construction can regenerate challenging brownfield sites while accelerating the delivery of high-quality, energy-efficient affordable housing.

  • Reds10 Appoints New CEO and Launches Reds10 Group structure

Reds10, a leader in industrialised construction, has appointed Ryan Geldard as its new chief executive, as part of a wider restructure that brings the vertically integrated business into a new group structure along with its sister companies.

Under the changes, Reds10 founder and chairman Paul Ruddick takes the new role of CEO of Reds10 Group, overseeing a family of businesses that sit within the Group. Paul will also continue in his role as Reds10 chairman.

Ryan Geldard, currently Reds10 Managing Director – Offsite, takes the role of CEO of Reds10, assuming day-to-day leadership of the business and driving forward its mission to industrialise construction, embed AI across its operations, and deliver exceptional value to clients.

The changes are effective from 1 April 2026.

Reds10 deploys Modern Method of Construction (MMC) to design and build high-quality sustainable buildings for the public sector, with a particular focus on defence, education, justice, health, as well as temporary accommodation and social housing.

The Reds10 Group comprises the following businesses:

    • Reds10 Modular (temporary hire and installation)
    • Reds10 Developments (development)
    • Apteriors (FF&E interior design studio)
    • Enlight10 (M&E specialist)
    • K10 Apprenticeships (UK’s largest construction-focused employment and apprenticeship agency)
    • Frame & Finish (fit out specialists)
    • Bowmart (door manufacturer)
    • DLH Lifting (crane and installation specialists)
    • Studio FFE (furniture manufacturer)

Paul Ruddick, CEO at the Reds10 Group, said: “The creation of Reds10 Group marks an important milestone for our business. After a period of consolidation and significant investment in our manufacturing facilities and data platform, we are now driving the wholesale industrialisation of design, production and construction, with AI integrated at every stage. Bringing our family of businesses together under one group is a crucial step in that journey and provides a strong platform for continued growth.”

Ryan Geldard, CEO at Reds10, said: “It is incredibly exciting to take on the role of chief executive of Reds10, leading a talented and dedicated team as we accelerate our mission to industrialise construction. Our commitment to innovation ensures we remain at the forefront of transforming the construction industry. In recent years we’ve strengthened our position in defence, justice, and education, delivering sustainable, high-quality public sector buildings at pace, and are now expanding into health and affordable housing. I’m looking forward to leading Reds10 through this next phase of growth.”

The restructure comes after Reds10 reported robust financial results for the 2024/25, with revenue of £144.7m and an industry-leading operating margin of 4.8%. Reds10 has set out an ambitious plan to grow its revenue to £500m and is targeting an expansion into the healthcare sector, as well as the affordable housing and temporary accommodation sectors, providing high-quality sustainable homes for local authorities to help them tackle the housing crisis in their communities.

Reds10 manufactures all its buildings off-site at its advanced construction facility in Driffield, East Yorkshire, where it has five factories totalling 300,000 sq ft. By investing in its own workforce, the company is able to deliver sustainable and innovative buildings in modern manufacturing facilities which are then transported and assembled on site to the most exacting standards.
